Singleton is a regional centre with a solid heritage town core, post-war expansion, and ongoing newer estate growth driven by the mining workforce. Most housing is detached, with relatively little apartment stock.
Older inner-Singleton homes have similar issues to Maitland: clay sewer pipes with tree-affected joints, mixed-era supply lines. Newer estate homes are largely on PEX and rarely have pipe issues but do see hot water and gas appliance servicing needs.
