Plumbing in Hamilton
Hamilton is one of the older Newcastle suburbs, and most of its housing stock is pre-WWII. Federation and California bungalow cottages dominate the streets, with a fair bit of Victorian terrace closer to Beaumont Street.
Pre-1940s homes here often still have a mix of original copper and galvanised iron pipework. The hot water main from the street is sometimes lead in the very oldest properties (anything pre-1930). If you’re renovating in Hamilton, getting a meter test and a quick survey of what’s actually behind the walls saves you surprises later.
Hamilton also has a lot of clay sewer pipes still in service. They’re fine when intact but joints can shift over decades, and tree roots find any gap. CCTV inspection on a Hamilton sewer line tells you a lot.
Hamilton terraces are beautiful but they’re plumbing puzzle boxes. Half the time the original drawings don’t match what’s actually in the walls. I take it slow on first visits.
